Design Team

The design team includes the construction professionals involved in your project and is normally led by the architect. In addition to the architect the design team may include the following team members:-
 
Planning Consultant where the project is complex or requires planning justification, the planning consultant may also be involved in assisting with planning appeals to An Bord Pleanala.
 
Civil and / or Structural Engineer responsible for the structural drainage and groundworks design of the project.
 
The Quantity Surveyor responsible for preparing a bill of quantities and for cost control during the project.
 
The Fire Safety Consultant responsible for the design of the fire safety of the project.
 
The Mechanical and Electrical (M&E) Services Engineer responsible for the design of the plumbing, ventilation and electrical services of the project.
 
The Project Manager - acting as clients’ liaison representative between the client and the design team and reporting to the client in complex projects, but more often this role is undertaken by the Architect.
 
Disability Access Certificate
 
Fire Safety Certificate
An application made to the Building Control Authority to confirm that the design accords with fire safety codes of practice and the building regulations
 
Commencement notice
The commencement notice is served by the property owner on the Local authority accompanied by a minimum fee of €30 not more than 14days or more than 28 days from the date of commencement of the works.
 
An Bord Pleanala
The planning appeals Board and is the final arbiter on planning decisions.
